Do landlords have to have fire doors?

The current fire door regulations for landlords are as follows:

  • Fire doors must be fitted in Houses in Multiple Occupation (HMOs) - and the Responsible Person must carry out a suitable and sufficient Fire Risk Assessment in accordance with the requirements of the Fire Safety Order.
  • In HMOs, fire doors must be fitted in all places that are necessary for the safety of occupants in a fire - these may include bedrooms, landings, hallways and stairwells
  • Fire doors and escape doors must be installed in places so that occupants can safely evacuate the building. Fire doors can also provide a protected route for emergency rescue services.

Are landlords responsible for fire safety?

It is the legal responsibility of the landlord to ensure that their property is safe for habitation. This includes delivering appropriate fire safety devices and procedures. Failure to provide adequate fire doors could result in:

  • Government fines in excess of £55,000
